Narrow flat ‘the size of a garage’ available to rent for a whopping £1,387 a month

It’s widely acknowledged that the property market is insane – especially in London, where rents have spiralled out of control.

Now a tiny apartment roughly the same size as a garage is available to rent and it costs almost £1,400 a month.

At its widest, it is a respectable 11ft, and 200 square feet in total.

But anyone who moves in may struggle to move their items in – as the flat is so narrow in places that it would be tough to drag a suitcase through.

In order to fit a shower room and kitchen into the teeny tiny property, it has been reduced to less than four feet in places.

The listing for the flat, in St Stephen’s Gardens, describes it as a “mezzanine studio apartment with built-in storage”, a “luxury fully-tiled walk-in shower room with great water pressure” and “contemporarily furnished.”

It also boasts high ceilings, a “good size reception with dining area and TV provided” and “open plan fully fitted kitchen with well-known appliances” and will set a professional back £1,387 a month.

By comparison, the smallest British garage usually measures 8ft by 16ft while this flat is 17ft by 11ft.

It goes on: “This well-presented mezzanine studio apartment is situated on the first floor of a scenic white stucco period building on St Stephens Gardens close to the open spaces of Hyde Park.

“The apartment is offered on a furnished basis and has been neutrally decorated throughout.

“It comprises an open plan reception featuring wood flooring, dining space and mezzanine sleeping area.

“There is a newly fitted kitchen that features modern appliances, fully tiled shower room and private balcony.

“Other benefits include access to the manicured communal garden at the rear of the building and the rent includes the water bill.”

It adds: “The property is located close to the many amenities of Central London. It is a short journey to the theatres, cinemas, bars and nightclubs of the West End, while there are a variety of recreational options to choose from in Queensway and Bayswater.

“Picturesque Hyde Park is nearby, while Notting Hill Gate is a short journey away. The property is located within walking distance to Royal Oak Tube station which offers excellent services around London via the Circle and Hammersmith & City lines.”

The property is in the super posh area of Bayswater, London – a stone’s throw from Portobello Market, Hyde Park, trendy Notting Hill and the Westway.

It is also not far from bougie Holland Park – home to dozens of celebrities including the Beckhams and fashion designer Stella McCartney.

The property, which also includes access to a communal garden, continues the disturbing trend for minuscule living quarters being offered in central London.

In recent weeks, flats as small as 150sq ft have been for sale or rent, with one staggeringly tiny 75sq ft flat on sale for £175,000.

Another the size of a large garden shed – 128sqft – sold for £325,000 in Knightsbridge at the end of last year.

Nina Harrison, London Specialist at property advisors Haringtons, said the trend showed no sign of abating.

She added: “Tiny flats are few and far between in prime Central London, so there is often a premium.

“A tiny flat would be ideal for a staff member who needs to be on call all the time for families that have a large apartment in the same building.

“It would also be a very convenient place to store luggage and shopping while on a flying visit to Harrods or London Fashion Week.”
